Our services are organised around two elements:

  1. A fixed monthly oversight pack, which defines how often we visit your property

  2. On-demand services, activated when situations require action or presence

The packs ensure prevention and continuity.
On-demand services ensure execution and problem-solving.

The oversight packs

All packs include the same type of visit and reporting.
The only difference between packs is how often the visit takes place.

Each visit includes:

  • Physical access to the property

  • General condition verification

  • Observation of risk areas

  • Photo documentation

  • Written inspection report

  • Immediate notification if attention is required

Mail & key handling (included)

  • Property keys are held securely for inspections and authorised access.

  • Mail delivered to the property is collected during scheduled visits only.

  • Relevant or time-sensitive correspondence is reported to the owner.

Any collection, access or presence outside the scheduled visit is handled on demand.

Monthly Visit

This service provides regular monthly oversight of your property.

What this includes:

  • One on-site visit per month

  • Full inspection following the same inspection scope used across all packs

  • Verification of access, security and general condition

  • Detection of early signs of deterioration or risk

  • Photo documentation of key areas

  • One written inspection report per month

  • Immediate notification if attention is required

This level is designed for properties that are generally stable and left unoccupied for limited periods.

Bi-Monthly Visits

Weekly Visits

This service provides closer monitoring through more frequent presence.

What this includes:

  • Two on-site visits per month (approximately every two weeks)

  • The same full inspection scope carried out at each visit

  • Closer follow-up of any evolving situation

  • Photo documentation after each visit

  • Two written inspection reports per month

  • Faster detection of issues due to shorter gaps between visits

This level is designed for properties left unattended for longer periods or requiring closer supervision.

This service provides continuous oversight through weekly presence.

What this includes:

  • Four on-site visits per month (weekly)

  • The same full inspection scope carried out at each visit

  • Continuous monitoring of the property’s condition

  • Early detection of even minor changes or risks

  • Photo documentation after every visit

  • Four written inspection reports per month

  • Priority handling if an issue requires action

This level is designed for larger or more complex properties where prevention and reactivity are critical.

ON-DEMAND SERVICES

Property presence & access

Maintenance & repairs coordination

  • Coordination of plumbers, electricians and technicians

  • Presence during maintenance or repair works

  • Supervision of interventions

  • Verification of work completion

  • Follow-up reporting with photos

Property preparation & reset

  • Preparation of the property before owner arrival

  • Basic reset after owner departure

  • Visual checks before and after stays

Private stays & controlled occupancy

  • Preparation of the property for private stays

  • Access coordination

  • Condition checks before and after occupancy

  • Oversight during the stay if required

All on-demand services are billed at a fixed hourly rate.

  • €30 per hour

  • Time is calculated in 15-minute blocks after the first hour

This applies to all services requiring additional presence, coordination or supervision outside the scheduled visits.

Coordination-only services

When our role is limited to arranging or coordinating the intervention of a third-party professional, without extended on-site presence:

  • A fixed service fee is agreed in advance

  • The fee is defined based on the scope of coordination required

We never charge a percentage on supplier or contractor invoices.

Transparency commitment

  • No mark-ups on third-party invoices

Our remuneration is always:

On-demand services – pricing

Cleaning & Home Care

Certain services that directly affect the condition and presentation of the home are delivered in-house by Velar Living, under our own standards and supervision.

  • Scheduled and seasonal cleaning

  • Pre-arrival preparation

  • Post-service quality control

Managing these services internally ensures consistency, accountability and clear responsibility.

In-house services

Professionally managed specialist services

Certain technical or specialist services are delivered by independent third-party professionals, coordinated and supervised by Velar Living.

  • Garden maintenance

  • Pool maintenance

  • Technical and specialist repairs

Velar Living does not perform these works directly, but remains responsible for coordination, supervision and reporting.

Third-parts

We can work with suppliers selected by the homeowner, including existing or trusted third-party providers.

We do not receive commissions, margins or incentives on invoices issued by third parties.

When coordination or supervision of third-party services is required, our involvement is remunerated only through a clearly defined and pre-agreed fixed fee, established in advance.

This structure eliminates conflicts of interest and ensures that all decisions are taken solely in the interest of the home and its owner.
